Setting up a business in Nha Trang

I'm trying to get as much information as possible on moving to Nha Trang and opening a bar/restaurant. I am unsure about the current property prices in this area. Also am unsure about the benefits of buying above leasing and vice versa. Whether I would be better buying a property and leasing the business or just buying the business. Any help anyone could offer would be grately appreciated.
